What's the difference between the 1% and 2% plans?

The 1% Open House Buyer Plan is designed for buyers who search for homes and attend open houses independently. The 2% Full-Service Plan includes additional search and private-showing support. Exact services are defined in the written buyer-broker representation agreement.

Is 1% or 2% a standard commission rate?

No. Real estate compensation is negotiable and is not set by law. These are Team Lloyd & Associates service-plan pricing options, subject to the written agreement between the buyer and brokerage.

Does the seller have to pay my buyer-agent fee?

No. A buyer may negotiate for the seller to pay some or all of the buyer's agreed broker compensation, but the seller is not required to do so. Any seller-paid amount must be negotiated and documented in the transaction.

Do I automatically receive a rebate or closing-cost credit?

No. This website does not promise a standard or guaranteed rebate. Any credit, concession or seller-paid amount depends on the written representation agreement, negotiated transaction terms, available closing costs, financing requirements, lender approval and applicable rules.

Can I attend an open house independently?

The Open House Buyer Plan is designed for buyers who prefer to visit open houses independently. Before asking Team Lloyd & Associates to perform buyer-agent services or signing an agreement with another real estate professional, contact us so we can discuss representation and any effect on your options.

When do I sign a buyer-broker representation agreement?

California law requires a buyer-broker representation agreement to be executed as soon as practicable and no later than execution of the buyer's offer. Other rules may require the agreement earlier depending on the activities being performed. Team Lloyd & Associates will address the required agreement before providing covered buyer-agent services.

What is included in the written agreement?

California law requires the agreement to address, among other things, broker compensation, services to be rendered, when compensation is due, and contract termination.

Can the amount I owe change if a seller contributes toward my broker fee?

The buyer's obligations are governed by the written buyer-broker representation agreement and the final transaction terms. A seller-paid amount may reduce what a buyer must pay directly when properly negotiated and documented, but the exact result is transaction-specific.
